TECOM Group Expands Dubai Internet City Innovation Hub With $167.5 Million

TECOM Group Expands Dubai Internet City Innovation Hub With $167.5 Million

TECOM Group has launched Phase 4 of the Innovation Hub at Dubai Internet City. The move expands one of the region’s largest technology clusters as demand for tech focused workspace continues to rise.

The new phase represents an investment of AED 615 million ($167.5 million). It will add 263,000 square feet of gross leasable space. Completion is expected in 2028.

A Key Part Of Dubai’s Tech District

The Innovation Hub sits within Dubai Internet City, a long established technology district. The area hosts multinational companies, regional headquarters, and fast growing tech firms.

With Phase 4 now underway, TECOM Group’s total investment in the Innovation Hub has reached AED 2 billion ($545 million). This reflects a long term commitment to physical infrastructure that supports the digital economy.

Demand From Tech Firms Continues To Grow

Earlier phases of the Innovation Hub have recorded strong demand. Phase 2 is fully occupied. Phase 3 also reached full leasing ahead of schedule.

According to TECOM Group, companies in software, digital services, media, and artificial intelligence are driving this demand. As a result, the group says Phase 4 responds directly to requests for more high quality office space within an established tech cluster.

Built As An Ecosystem, Not Just Offices

TECOM Group does not frame the Innovation Hub as a standalone real estate project. Instead, it presents the development as ecosystem infrastructure.

The expansion aims to support collaboration and talent concentration. It also gives companies room to grow within a shared environment. Meanwhile, Dubai Internet City continues to play a central role in the city’s technology economy.

Supporting Dubai’s Technology Ambitions

The timing of the expansion aligns with Dubai and the UAE’s wider focus on technology and digital trade. These sectors remain key drivers of economic growth.

Additional Grade A office space allows the city to absorb new companies. It also supports existing firms as they scale across regional and global markets. For multinational businesses, ready infrastructure reduces friction when setting up Middle East hubs.

Funded From Existing Resources

TECOM Group plans to finance Phase 4 using its own resources. The company has reported strong performance in 2025.

High occupancy levels across its portfolio have supported this position. Rising demand for specialised business districts has also strengthened its financial footing. As a result, TECOM Group can pursue long term projects without external funding.

What The Expansion Means For The Ecosystem

For the wider tech ecosystem, Phase 4 creates more space within an established cluster. Companies can expand without spreading across the city.

At the same time, the project signals confidence in continued demand for physical workspace. This remains relevant even as hybrid and remote work models persist.

Construction on Phase 4 will continue over the coming years. Delivery is expected in 2028. Attention will now turn to occupancy trends and how the expanded Innovation Hub supports Dubai’s position as a leading regional technology centre.
